All of the boring stuff:  repainting, cleaning the kitchen, repairing fencing, landscaping, changing locks, etc. 

They do a full repaint while you’ll be patching paint at turnover.

But, I'm sure that eventually I'll have one of these animals trash the place and need to repaint/reinstall flooring. 

Also repainting, landscaping, BBQ area, rebranding with new signage. 

@Aaron Nelson  The inside of this property has some good character (de-cluttering and re-painting will likely do wonders), and I think the broker is figuring the large sq footage will command a premium vs other similar 3/1 & 1/1.

For repairs, I’d plan on re-painting, and maybe a couple hundred dollars more worth of work each time a tenant moves.

I'd stick to the main issue, the removal cost of the reconstructed area and you'll need to show and have receipts for any costs or labor paid to someone that removes the stuff and to repaint ect to restore to original.

Evaluate the deal, if its still a good one, move forward, if the costs to repaint inside and out are too much, move on. 

Do you have a budget to repaint, tree removal and add stacked stone?
