Could one buy a pool of mortgages from FNMA, split that pool back up into individual mortgages,  then negotiate with the homeowner to purchase their own mortage at a discount, removing a huge stumbling block in the real estate market.

The rates for our loans for investors including DSCR loans, Fix-n-Flip Loans, and Ground-Up Spec Construction (as well as the rates for consumer Conventional, FHA, VA, and USDA rates) are driven by Treasury Rates as opposed to the Fed Funds rate, but there is a loose connection.

In the middle of those two extremes might be a small business with 3 years left on their lease, but they've made improvements to the property that aren't cheap to remove, such as perhaps a dental office (dentists might be pissed that I put them in the mid-risk category, but all the dentists going out of business in 2020-2021 taught us that American consumers apparently regard dental care as an optional and "luxury" spending item).

So the issue im having is This trespasser comes and goes as he pleases to destroy the property but  never stays the night At the property because its CONDEMNED he has cut plumbing lines Gas Lines , cut hardwood flooring broke walls windows removed furnace water heaters etc.

You are required to stay in the home for the time of the mortgage and the lien is the way the ensure this, but this can be removed in certain circumstances that would allow for it such as getting a new job that would require you to move, or a death in the family etc.
