Buy and hold is going to be huge the next 7-10 years I feel as buyers recover from short sales and foreclosures and hope I can even turn around and offer owner financing later on. 

Both housing and stocks are well below their peaks, with no signs of recovering to those previous highs.My feeling is that stocks will less affected than housing.

It took a year and a half to recover from the damage.

There are predictions for a V shaped recover all the way to a depression, 1930s-style.For a market "crash" to happen, we will need to see larger volumes of properties go back to the bank. 

Depending on how fast these folks fully recover, this area may be  a lot slower opening in TN.
