Follow up to this, on the week of closing, Nexa Mortgage through UWM increased the closing cost by a almost $3000.

You can pass it on to the tenant or you can pay it. you should be following what every one else in the area is doing.

I think it's important to figure out what type of investing you are interested in, if you have any skill sets that would be helpful for more active investing, or if you prefer to be much more hands-off. . .usually you need at least one of the following for investing- time, skill or money.
