The experience is working out pretty well.I think their goal is to be your one-stop-shop for the whole process and that will suit me going forward. 

I'm not sure how fast you want to scale, but I see that as a feasible alternative if you don't want to go through the process of either BRRRing or the fix and flip. 

With this proses the investors I work with are also able to take advantage of some great incentives including solving for the biggest problem in the field, interest rates.The investors I work with also appreciate a turn key process on Single fam up to Quads and larger community development.  

There is very little that is on us for the application process.

My other issue I think of when it comes to that is I'm in the process of switching everyone over to non smoking. 

Where you could buy the land, use the equity in your land for downpayment, or have land loan paid off during loan process. 

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.

Specifically, I'm curious about the cost and process involved.I'm considering upgrading to a 400-amp service, which I believe could be divided into two 125-amp panels, one 100-amp panel, and one 50-amp panel or some other combination.
