The area along the coast between Charleston and HHI is a good bet, also.

BUT if I was local you bet I'd fill out a rental application, hand deliver it to the appropriate office, and then ask to schedule an inspection in 1 day. 

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

I bet my inspector if he was inspecting the home I live in (which is pretty nice) would have a much longer list of findings.  

I didn't ask them about MLS deals, but I'd bet 95% or more of them get done.Ask your main title company how many of their MLS deals close vs how many of their wholesale/off market deals. 

I wish to bet you the study they conducted featured upgraded windows, doors, and insulation. 

So I'd bet you're either an already successful investor or you're gonna be one soon enough!
