Jesse - no offense but your story sounds fishy because it doesn't really add up.If you've financed 44 properties in 6 years in your 20's you should know banks wont do 10% down on deals at the amount you already own - if so your connections should know them.

They are breaking an agreement, and then to position themselves on the offensive and try to bully there way out of the lease with some trumped up claim is unacceptable.

In order of risk adjusted returns, it is IMO, back tested with historical data and lots of experience:Hands-on local REI (which can include your primary residence, a great place to start)S&P500 & REITs (if you want passive REI exposure)High quality out of state REI (higher price, lower rent-to-price ratios)Low quality out-of-state REI (lower price, higher rent-to-price ratios)3&4 are HIGHLY dependent of the quality of management in place, a vast majority of PMs suck, and you as a newbie will not necessarily be able to pick out that good PM ... a good PM is a needle in a hay stack thousands of miles away when you don't yet know what a needle looks like nor what a hay stack looks like either (no offense intended, but I think it's the truth).

Thanks again for the recommendation.The original Zinnser BIN is a shellac - fast drying, good sealing properties - and you will want ventilation and/or a respirator when applying it.Due to the constraints and costs of harvesting the resin of the lac bug, Zinnser now manufactures a synthetic shellac primer "BIN 2" which is not as offensive to apply as the original .... and much cheaper to purchase.

As long as you're not lowballing to the point of being offensive or wasting the time of your realtor (like 50% below ask), then I don't see why you wouldn't make an offer.
