Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

We knew it was a great deal but with bad pictures and being in rough shape we made a quick offer slightly above list price, limited inspection and quick close and included a quick acceptance deadline so we others couldn't see the great deal we were seeing and they accepted!

The business I am interested is not in the market and I strongly believe that if I make the owner an offer he would most likely accept it (based on the previous business he sold) My plan is to do enough research on the location that I am actually interested in.
