You can also learn a lot about these topics simply by watching relevant YouTube videos...It's important to consider that college often teaches you a lot more than just the topics of the courses--almost regardless of their major, a successful college student learns time management, planning and organization skills, learning skills, critical and logistical thinking skills, written and verbal communication skills and "people skills" that tend to be useful in almost any field (including RE).

I find you can spend a lot of time trying to figure out logistics when an appliance breaks, they are not fun to haul or install and are inconvenient so I think a great business to be in because it solves a lot of problems.

If I'm investing 20-40k per month in single-family I'd assume deal flow becomes the bottleneck of the investment engine also the logistics seem like they would get a little muddy whereas investing in multifamily all the doors/management are localized.
