I'm leaning towards my previous job but I absolutley see myself in the PM field, would you take the great money for a year or two then delve deeper into PM or just to stick it out with a PM job?

The concrete is leaning towards the house and the garage drain that the washer drains into may be putting water under the garage floor (4 inch drop along a crack by drain), so will probably have to borrow for that work anyway.  

I still have a great relationship with that commercial department but they would laugh me out of the room (hopefully after I left) on a $175k deal.I'm 35 and I tend to lean toward bankers around my age.

Leaning toward keeping forever...avoid the tax hit, more income (on average) and as long as our systems are in place, we should be able to travel in peace.

I can tell you like to lean conservatively on the analysis to ensure you aren’t getting a bad deal.

I'm leaning toward hiring the specialist but I'm concerned that if I change I might hurt the relationship with the initial broker. 

As far as students vs. non-students, the student body at Texas Tech is growing quickly, in addition to the large quantity of businesses and families moving into town.
