I'm usually a big believer of BRRRR versus flipping, but you and I arrived at a very similar net cash flow analysis and I am just not sure this one works as a BRRRR.

A potential tenant called at 2:00 that they wanna see an apartment I have for rent, I asked them when they can be there,  and they said at 2:30.they arrived at 3:00...what are your remarks?

Said company, upon arrival to do their Inspection says...." we worked on this house before".......So I requested info from them, and wouldn't you know it....the seller I purchased from did in fact pay this company to work on the foundation, post/pier....leveling etc.

The last thing we want you to do is go out there and buy a property then have some unexpected cost arrive.

I always send an email or text the day after arrival that says "Hi, I am just checking in with you to make sure that the house meets your expectations.

The tenant acted as if he was going to vacate and literally minutes before I was to arrive to do an end-of-lease walkthrough and get keys he texts he can not move tonight.

But I know the market is hotter than a firecracker on July 4 AND I spent $50k renovating EVERYTHING.
