Months and months later and extensions and hair brained ideas the deal dies and all that time was a waste.When I ask buyers for proof of funds and holdings and a transaction history some get defensive.

I give them the tenant's number and have them call them direct to set up a day/time that works.At some point, I hope to sell the homes in the outlying areas and the ones that are not the most ideal rentals and take the equity from those (they do have some decent equity still) and upgrade to better areas and better product.Then, I see no reason why I couldn't do 30 or more by myself.It also helps that my wife cuts hair in her salon in the basement.

I dont believe most of the small guys have a clue what is involved or how it could benefit them, ones I have dealt with are comfortable with eeking out a job here or there to pay for daily life, they have no ambitions for anything more.
