I can buy a brand new fridge for 400 bucks.

Fridge works for 6 weeks.

Sure you may have to replace the fridge once in a blue moon, but you're not dealing with HVAC or plumbing issues.

I'm not sure if that provides me any legal protection, but at least it shows that I tried to make them aware of it, and of its necessity.I'd say that about half the time, when a tenant vacates, the smoke detector is gone (sitting in a drawer or on the fridge with no battery).

When I was marooned in Ohio I would habitually drive 10 miles to another town to get my sweet tea fix (if I couldn't get home and drink it from the fridge), which wasn't great (Captain D's) but better than no tea at all!

Many write offs/expenses such as $17 for fridge, $20 for sink, etc.

In my market it's pretty much required to supply a fridge and stove.

An old fridge without the motherboard can work almost as well and tends to be much more durable. 

If you have a storage solution, keep a fridge for emergencies. 

It happens with an empty fridge as well as a full one.
