It is a mixed use property (storefront 1st floor, 2 additional floors of apartments above).

Cleaned, updated and added new systems throughout initially.

I have seen houses where the departing residents took kitchen cabinets, bathroom vanties, toilets, suspended ceiling and hardwood flooring when they left. 

If you have a clean, properly marketed unit you can get an approved section 8 tenant within 7-10 days.

The property has a large 2-flat main building (3 fully finished floors and partially finished attic) and a large 5 BR coach house.

Replaced the roof, replaced the flooring with lvp, fresh paint, upgraded the fridge to a high end model.

There were lots of issues with the house as follows:1) The house was built without a permit2) The house was for the most part sitting on the floor.

I cleaned it up, took pictures, posted it for sale, fully expecting to use Section 121, as recommended all over this forum, instead of doing a Section 1031 exchange, which I had originally planned to do before asking about the Section 121 law on this forum!!

All we had to do was wipe down the walls and clean the carpet.

No cleaning, no calls, nothing.
