I have experienced the exact same inefficiencies at NREIG.  

I'd think there'd be a line of experienced syndicators at 38%.

My question to experienced people is should I focus on paying off this debt first then investing or would you recommend I take longer to pay off loans but also save for my first 20% down.

At this point with my network and contacts i have really good deals at my desk many times but i have no capital to buy them and i kinda hate it, just wanted to pick the brain of the experienced folks here, should i raise capital and include other people and help them get 8% cash on cash and be partners and if so how and from where as i have never done this before?

"Where and How" to find a solid team of experienced REI willing to share and combine big ideas? 

I would appreciate references to experienced professionals (architects, arborists, GC, surveyors etc.) who can help me negotiate and get permits for a short plat in Bellevue, WA. 

But with this 42 units will sft cost will be lower than building 2 or 4 units and we need some guidance who has done this kind of construction/investment.I’m seeking expert advice from an experienced builder-investor in mixed-use developments.

Any experienced advice would help and be greatly appreciated.
