Those are probably the biggest pieces, the rest is talking to other investors, surround yourself with these folks, build the relationships, run the numbers, get comfortable with the numbers, and start writing offers. 

However, this would drive down our cash flow.

It’s a 50 minute drive, and the high school has different start and end times.

If you achieve Real Estate Professional status, you could potentially drive your income down to zero, minimizing your taxes.

My clients are having more luck in surrounding municipalities.

General Phoenix and surrounding areas.Interested in new opportunities to learn and grow in.Open to meeting and collaborating with others in the field.

There are plenty of inexpensive homes within a 20-30 minute drive of Hershey (Hershey Park, Chocolate World, Concerts) and Harrisburg (State Capital). 

I am now back, sitting on cash and looking to invest in Pittsburgh first, then surrounding areas.
