They should really resell them, even for $1, but they haven't, and this lack of private property owners results in an even lower tax base (and higher taxes for the people who are paying).Yes, there are people who invest in Trenton and make good money, but I would consider them very aggressive, take no nonsense type of people.

Best, Justin Hi Justin - as you've noted - DSCR Loans are typically the best bet for this (Mid Term Rentals) and typically are for these newer/innovative strategies as DSCR Loans are typically done by private lenders that can move and adapt fast (versus slower moving lenders that must follow GSE guidance or banks that are under a lot of regulation and bureaucracy)Check out this article published at the end of last year here on BP that talked about "whats coming next for DSCR Loans in 2024" - Medium Term Rental financing solutions was one of the main topics!

I talk to people reguarly that think they have to stop investing or go straight to hard/private money once they have 10 conventionally financed properties or can't qualify for one of the reasons I mentioned previously, but there are other options.

Having a private party as the lender also offers more negotiability, I've found many private parties willing to extend terms with either bulk installment payments or a higher rate of return.

It may actually be a selling point as the back 40, so to speak, is against a huge plot of private hunting land that won't ever be developed because of the topography.
