@Kevin C.I read the "De Minimis Safe Harbor Election" allows you to expense everything that's $2500 and under for EACH rental property expense that would normally be depreciated.Refrigerators, oven ranges, washers, dryers etc are all each under $2500.

I recently bought a few real estate investment properties in Wilmington, DE. 3 single family homes actually, all of which were purchased as investments with 20% down.

At that time, the trust's beneficiaries inherit a de facto share of the LLC.

I am very motivated to get started because the market in Delaware is currently very dry.

The city of Los Angeles is not currently requiring solar for new ADUs. 

If I had a multi-family, I would probably only be offering breaks to anyone who could prove they were laid off or their income has been reduced but this new eviction announcement will definitely de-incentivize folks from making payments.
