But for people who I took out to dinner (after they took me out to dinner) who I didn't raise rent by $200 a month when I could have to not mention they were looking, let alone a year after they told me it was too much effort to get pre-approved to get a tour of my other tenant occupied property they were interested in buying, they would keep renting instead, etc. to just give one months notice like this....

Let the tenant know when it will be over and give them a gift card to buy dinner on you - away from it all. 

Can I write off certain expenses like "Dinner eaten with tenants to maintain happy tenanat relationships" What all expenses could be written off for house improvements or maintenance?

I work around the corner from there so I’d gladly let you buy me dinner :).

Make it a game where you set goals every month and the person who wins get a reward (ie the others make them their favourite dinner or dessert-something that does NOT cost a lot of money).  

i have had three dinners with his wife and him now and this would be the first opp to meet and see his area etc.  

It is like being asked to have a cocktail, but not asked to join for dinner =)  I work with few investors (as do many Brokers), and I don't want to be working with Buyers that are competing for the same thing as my seasoned and faithful investors. 

It’s about being able to go out to dinner and not care if we pound a few martinis because of the bill may be a little higher.
