Always think it is extremely important to note that Cap Rate does not drive value on Single Family Rentals since NOI is not the factor for the vast majority of the market - only really relevant for Multifamily and Commercial (BP audience is generally skewed towards residential not commercial investing)

The Poconos Association of Vacation Rental Owners put out an impact study that talks about the big picture which is good.  30 million visitors coming each year, nice things to do, mix of resorts and outdoor destinations that are not overcrowded, a pleasant place to drive to. 

I may be missing the point of what you are trying to achieve, and might feel more strongly about this than most, but automated systems like this infuriate me and would actually drive me away from wanting to sell a property to whoever is using it.

One person, hoping to flip contracts and find deals by driving around the neighbor or posting illegal signage isn’t going to create a business, let alone a successful business.  

In some cases, there are no close living relatives or heirs and it can require some deep digging, but those are more the exception than the rule.    

This is the root cause to so many landlord headaches and nightmares. 

Looking at 4-5 months from initial offer to listing and I have a GC handling all the work, so my time has been just driving to check status/give input/drop off payment.

Pros and cons to both but this drives the decision and recommendation.

If you invested in Phoenix or Tucson, you could drive over and deal with it.At this point, I would  have an attorney in the county the properties are in send a demand letter.

Too many folks think that physicians have deep pockets (if we do, it's not from just being an MD), so we are an attractive target for lawsuits.
