I see no reason why the trend of employers leaving California will change in the future.The rapid pace of job creation is expected to continue for the foreseeable future, resulting in a bright long-term job outlook for the Las Vegas Valley.

Are those doing it more interested in the equity gained and the prospect of wealth creation vs cash flow?

There are a lot of great options out there; aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

They are a beautiful, magical, and sanity saving creation.

This may start the SOW creation process, but is not the only tool to use.Work backwards.

I've done a range of things professionally, though my current work is in real estate photography, specializing in virtual tour creation and aerial imagery.

Always best to find a good mix between cash flow and appreciate for long term wealth creation.
