Usually there is not a universally true right and wrong investment decision that applies the same to every individual.

Super low compared to individual tax returns (Form 1040).

Even if there are some local newbies or even well experienced individuals who may share similar inquires. 

Buying HUD homes was just a better fit for me than contacting individual sellers.

I would prefer to go with a established company (rather than an individual hustling on the side) with streamlined processes, transparent online accounting, and a long and strong track record. 

I'm simply planning to buy the homes in working class, relatively safe areas, fix them up well and furnish them and rent the rooms individually to make minimum 1.5-1.7 times higher than normal rents by including their utilities.
