I'd start small and think about the least time-consuming and the lowest-risk strategies considering your busy work schedule/ lack of bandwidth to take on an additional job which is basically what real estate investing needs to be in order to be successful. 

But you are not building any equity renting your current place.Just keep a few things in mind: make sure the rental market can support your income goals, be prepared for the time needed to manage multiple rentals while working full-time, and stay aware of any lease terms that could affect your plans.

In today's building environment, a lot of markets don't have the necessary income for a 4-plex to support the cost of building a new one. 

I don't think the economics support those higher prices.

Do you provide consumables (toilet paper, coffee, paper towel, etc.) for your clients or do you set aside money for to replenish?

I have a management firm that has filed the necessary paperwork and received a judgment, but it is apparently a time consuming process to then get a writ of restitution and then to schedule the sheriff to evict.
