I am in the process of compiling data of local competitors to see the demand.  

The rules help cap the number of competitors in the overall market, help scare off some would-be investors, and likewise help locals have a place to live.

@Rebecca Cirisan - I own LaPlante Real Estate located about 2 miles from the Ohio Cashflow offices so that would be a resounding no :)I did keep my real estate license with Engelo and Ohio Cashflow for a few months when I first started as a realtor so I am reasonably familiar with things over there.I am a competitor however we have distinct differences from Engelo and both companies respect each other.

Most of our competitors use charcoal grills.

You might have to raise or go lower in the quality towards what any local complex provides and what competitors average rent is, if there is any. 

A title company isn't something that a competitor would be reluctant to share. 

The property is walking distance to a lake.I highly suggest checking out what amenities competitors in your area are offering as well as what you are allowed to actually offer. 

When I look at the calendars for competitors some seem to be booked for years in advance.

This sorta sounds silly, but 1) you can use apartments.com to see what competitor mf units are charging in the area - and Bigger pockets pro has their own rent projection software.
