Instead of replacing these two units, should I just combine it (per se) and get a High Efficiency Heat pump?

$750K my advice in order ASSUMING you want this to remain passive income:1) Buy about $3M apartment in SE USA (NC, GA and FL) and hire a prop manager to run it.  

S Corp is valuable when you have active income subject to SE taxes and you can classify yourself as doing a “low salary” position .I think as you have surmised, the LLC (s Corp or not) does not provide any tax advantage.

There is no "5 property or less portfolio financing program" per se.

Sometimes these are kind of misleading as, for example, a house near a busy mall may show a high crime rate when in fact the activity reflects shoplifting (something that should not really reflect on home values per se).   

Interest income is generally not earned income and subject to SE taxes; however, interest earned by a lending company would be earned income and subject to SE taxes. 

I'm from the downriver area of SE Michigan.

Of course, things like this are better fixed with neighborly friendliness rather than lawyers, who get expensive and combative quickly (not the lawyers per-se, but the neighbors when they get legal letters).
