Determining True Crime Rate of OOS Neighborhoods

All,

I am researching OOS markets for my next rental property investment. I have been using David Greene's book to help me. I found a property in a neighborhood that had a lot of potential but the neighborhood confused me. My agent let me know it was C class in his opinion.

When I was on Trulia's crime map, the neighborhood was classified as the highest crime rate. But, my agent sent me his neighborhood breakdown which was very detailed. It showed me that for the most part, it was a working class neighborhood and generally safe.

My question to all of you is what do you use? Obviously I want to stay out of anything under C class. Is Trulia a good measurement or should I be trusting the judgment of my realtor? I'd like to cross check everything to make sure I'm making the right moves.

Thanks!
