@Anthony Rosa I wasn't going to respond to you but you accused me of wishing death.

Be sure to have the tenant sign or initial the section of the lease so they can't down the road raise a stink and say they were never made aware of the cameras and accuse you of "spying" on them or whatever.

Some may think I'm being too honest with the banks, but I've always figured that honesty is the best policy, and I wouldn't want to be accused of fraud, etc later on.  

Why anyone would ever jeopardize their license or REO account(s) by pulling some of these stunts is beyond me, but no one ever accused realtors of being excessively intelligent.

I am just curious how to protect myself from tenant accusations of hurting himself in the house because of things like: - "the doors are too narrow and I am disabled" or "your stairs or stair case to the patio are too steep I fall and hurt my ankle" do I need insurance for things like that or can I have it worded in the lease agreement that the tenant accepts the condition of the house and won't press any charges if he /she hurts himself??

If the park is only worth 100-150k now (because of the low rents) and she agrees to owner financing, and I step in and bring it up to par (increasing the value over double) maybe 300k based on increased rents to 450, I don't want them to come back and take it away and accuse me of taking advantage of Grandma, when the truth is I straightened out the park.

My response was more of a "if you're worried" getting licensed will eliminate any potential accusations of Brokering without a license.

That way there is no preferential treatment accusations, hurt feelings, etc.The first person to turn in their application and application fee gets screened first, if they meet my qualifications they get first opportunity to put their deposit down for the property.

Because of all of his threats and accusations I  should not give him the notice because the judge will view my actions as retaliatory.
