Our area has a vibrant student life with a large university and the recent addition of a medical school.

It's a small city near a large city and I am primarily looking in a student neighborhood by a medium sized public university, which I like for knowing that there will always be renters. 

The project will be perfect or the designers head will explode...and I'm paying the contractor with her running point on construction admin, so he'll suffer until it's perfect.The point is, if you can apply your complex skillset to a parallel universe, you'll do well. 

To qualify as an accredited investor, one of the ways is to show a $1M assets other than the primary residence. 

We've got a University in town and a ton of new businesses and housing developments are going up left and right.  

I am not a fan of the ETF's as it sounds like you are potentially an accredited investor.

I have researched the schools around me that offer the required 90 hours of pre courses and are accredited with the WV real estate commission.

Donna Bauer has a great cours that is peanuts compared to what the expensive gurus charge and it will explain notes very well, as does Papersource University Online, good solid low cost education.Buying a performing note at the lowest price you can get it for is a good start on FCI, as they can service it for you and there is little work other than get paid back, unless they stop paying.

I use MailChimp because it is currently free and I can easily export my records into universal templates that may be imported into more complex software.My recommendation is checking out this video by a YouTube content creator in your industry. 

The city is growing and so is Texas Tech University.
