From what i understand prices are down, but I couldn't get a handle on whether tourism was down.

We do have some nice industries like trona, tourism, agriculture, etc, but make no mistake we are an energy driven state.

I'm reluctant to touch anything that is heavily leveraged to tourism at this point due to future lockdown, travel bans, etc.

We may lose money in the short term but I guarantee that you’ll look back and be thankful you didn’t sell when tourism returns.

Check the regulations in both areas, as well as tourism numbers and potential income vs. purchase prices of each.

he said son.. if your not going to be an airline pilot ( which is what i wanted to do but 74 was not the time to get into the business to many Vietnam pilots coming out )  and your not going to get an advanced degree.. then commission is the way to go.Plus they let me live at home for the first 6 to 9 months.. but after a year I had saved enough to buy my first home in MIlpitas for 80k 10% down  10% second HM in those days allowed  9% first..

One the positive side, Turkey is a tourism powerhouse and the Turkish Lira has lost most of its value against most major currencies.

At ten percent we would rather move to vietnam where their country 10 year yield is three percent LOLbut yes you are right, the illiquidity aspect of real estate is irritating, and it is so hard to make money out of debt of 8%.I am about to say all those multi asset leveraging that was mentioned earlier, can only work in 2012-2019 era only, after that' it's too risky.

A spill that covered a beach in tarballs would really hurt tourism.
