Multifamily (5+ units) is a different animal than SFR, but there agents (or brokers, as they uniformly call themselves) clearly add value, in my opinion.

I rent STR mostly through airbnb which acts as a rental manager and I have an assistant that I personally hired to flip/clean the units and also on site for renovations.

You'll most likely find your staffing costs to be in the neighborhood of $1,200 to $1,900 per unit per year, depending on property size, class, and market. 

I have 21 units and have recently formed a Series LLC for all 21 units.

Easiest and least costly is to go there and spend a week or so to get everything in order.Another one is to hire someone trustworthy and pay them to put it in their garage or in a storage unit for a month

Supply of STR units: We have seen developers in Tulum building cookie-cutter projects with a high density and cheap design/finishes, these units are not renting that well and some owners have switched to long-term rentals, which were very expensive and scarce.

I keep in touch with some folks still involved with those properties and the syndicators are are operating them very poorly (that makes me angry because I took care of these buildings well, treated the tenants well etc. and some of the units are section 8, the rest are low income).
