When those go out they have a very small building in the middle that tend to not work for most tenants and drive up parking.One of the better uses I have seen on vacant ones is like a Hertz rental car or Enterprise.The key with small commercial properties is knowing rents are below market with the current lease.

At that point, being that it's in the middle of a few stick builds, a few other mobiles (property isn't just out in the boonies here, guys, it's in a neighborhood), it may sell as is and leave the other headaches be.

SFH in middle of nowhere in MA, may be an hour from Boston- here again not so much PM options and looming rehab issues.Turnkey or such out of state -I would go to Midwest if I was living in US- but it might take me one full day and couple flights to get there.
