Been trying to soak in as much information as I can through the forum and books, currently reading "Hot to Invest in Real Estate", have read, "Long-Distance Real Estate Investing", "Short Term Rental, Long Term Wealth", "Rich Dad Poor Dad", and "The Book on Investing In RE with No (and low) Money Down".

Also in Tel Aviv I have a business contact went to their office for a meeting so I just wrote off one day of the trip again disallowed.. so to me its what is written and what a IRS agent will allow.. anyone can write this stuff off its when  you get audited that things go wonky.

Columbus is a great market to invest into, and is hot with short term rentals!

Potential opportunity - there is an attached utility closet that I believe could and/or used to serve this purpose as it has the red/ blue inlets built into the wall next to a hot water heater that is also in the closet.

Don't be just another vanilla (forgettable) $190 ADR listing with cell phone pictures, no SEO and the same hot tub and fire pit as everyone else. 

Went through a similar hot potato with lenders, it ended up being Commercial.

The mid-market is a pretty hot and affordable.

You would probably get more bang for your $10K with a hot tub and a used pool table.

A 1007 is ordered, but, also look at current or past rents or air dna projections. 

You still get light, just not shining into the home which can be a good thing as it means it won't get as hot inside in the summer from the light shining in.
