If you haven't heard postage is going up this month. 1st class is going up 3 cents and postcards are going up 1 cent.http://about.usps.com/news/national-releases/2013/pr13_077.htmIf you plan on doing a lot of in house direct mail it is probably worth stocking up on forever stamps.Really we all should have done this last week to write it off as a 2013 expense but since that ship has sailed don't get screwed twice!

No one said anything about to litigate all I am trying to do to see whether the big banks will follow the DF act and underwriting guidelines, and if they don't they will be exposed through the news media, and then we all can see how the DF act will apply.

If you have those things, as J Scott mentioned, you shouldn't have a problem getting a loan to buy property with a local bank.The best thing you can do is set up a meeting to go and talk to someone in person and if they give you bad news, ask them what it will take to meet their requirements and start working on those areas as well as checking out other banks.
