I have that broker license since I graduated college with honors in from North Texas in business.  

@Randall Cornelison 30 year notes to improve cash flow. 99% of the time I hear of 15 year notes it's for college savings for the children of the investor. 

I moved to Phoenix, AZ in March 2017 from Miami, FL with my girlfriend after she got a new position, and immediately got my Real Estate License (former career in college athletics).

A friend of mine bought a 2 level house in college park and put in a very nice kitchen in the second floor.

I fully intend to rent out several of the rooms, possibly in a Short Term situation through AirBnB type sites, some rooms to what I hope to be my daughters college friends that have Mom & Dad to foot the bill for them :) Aside from that using a small MultiFamily is a great idea as well as even doing a live in fix and flip, these are all ways to house hack and unless you just can't stomach having "roommates" or living next door to your tenants then I just can't see a downside.
