It was great catching up on the tail wind of you and @David Faulkner talking about this topic during summit.Myo,It was nice seeing you at the summit a couple of weeks ago. 

Heads you win big, tails you win small, but the house always wins, and you're the house.

At this point or maybe even far before this point, many would have tucked their tails and returned to safety BUT I was determined.

I happen to be near Miami and I am seeing the slew of young people coming in all bright eyed and bushy tailed at the crazy city.

The majority of the people you come across with expensive toys are all flash and no cash working their tail off to impressive people they don't know and who don't care.Another example; my uncle always had all the toys; boats, jet skis, awesome camper, expensive truck to tow it all.

While I highlighted some of the most regarded tell-tail signs some look for to determine a community type, it should not be considered all inclusive signs by any stretch of the imagination.Hope this helps some...but again, take with a grain of salt because no one can answer your question completely as each market is different and each have their own tell-tail signs...not a one size fits all classification
