In my experience, the perception tends to be that it is black and white--either covered or not and there's no two ways about it--which to some extent is true and certainly perpetuated by insurance carriers in an attempt to scare people out of making claims.  

If they question this, say your insurance carrier doesn't allow pit bulls, chows, dobermans, etc.)

I am reaching out to bp and see if you could recommend a reasonable insurance carrier for my properties.

I think it would vary by carrier with the property not up to code.

If you are comparing major carriers, then usually there are more similarities in service and the policies than differences.  

If someone was injured and sued the property owner, their Insurance carrier might seek to go after the Manager professionally.

USPS mail carrier?

I’m sure other carriers do too.
