Hey @Marie Copul, since you want to leave your job, I recommend focusing on a high cash flow business model within REI to begin with before getting into the lower cash flow (wealth building) models.So, flipping and wholesaling are the typical high cash flow models within REI.

It sounds like you’ve got a great start, and I’m sure you’ll do well in wholesaling.

When I wholesaled a property earlier this year, there were two mortgage liens on it, but it was spelled out that those would be paid off at closing from the proceeds.   

Virginia has wholesaling restrictions, but no investor ownership restrictions.
