Assuming it states the property will be vacant and broom-clean have a KC lawyer mail him a scary letter stating he will be sued for breach of contract as well as being an unlawful occupant.

I will only say that tenant tried to pay rent beyond the 60 days, I politely declined, and he got violent.We filed an unlawful detainer after they did not vacate.
