You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

And then, you ask your soon to be tenant during their walk through, if they are familiar with that type of lock and how to use a paperclip or stiff wire to open it.

Sellers who are in financial distress or dealing with a property in poor condition might be more open to this type of arrangement if it helps them get back on their feet.The key to making this work is transparency and clear communication.

I would recommend talking to many lenders/brokers to see which one has the most experience funding these loan types. 

The house was in a terrible location, at night there was gun shots.
