Traffic flow-does the traffic flow and the businesses right near the wash support these incomes and any potential growth.State of the equipment-is the equipment newer or older, is it well maintained?

Those aren't going anywhere so there's a strong economic base but also looking at the city logistically it has all forms of transportation with a high volume of traffic coming through.

For Southern California traffic, and owners that allow us to leverage this tech - it makes alot of sense and FREEs us up to do more.  

All around Jackson, Conway and North Conway you can find some great SFR's, Townhomes, and smaller cottages that get a lot of traffic 365.You have 5 main Mountains to Ski/Snowboard/Tube plus lodges all in that area as well as a great off the beaten path town filled with coffee shops, Bars, Restaurants, Ski shops, Outlets, Mall, and a  Main train station that goes all the way up into the White Mountains. 

Zillow also seems like a great option because of all the traffic it gets.

Memorial Day to Labor Day will pretty much take care of itself, but adding in amenities like a hot tub and a sauna will help you draw in more traffic and bookings even when there's a foot of snow on the ground.Just to touch on the LTR option, I don't know if this would get you the kind of returns you'd be looking for to even cover your mortgage, let alone cover any maintenance/capex/management costs the property might require. 

I am trying to find a group locally to avoid a long drive and the traffic. 

It can be a negative factor if there's increased traffic/noise or if it blocks off a view. 

Don't misunderstand me, they are not bad shopping centers and they have a decent amount of traffic but they aren't getting the lion share of the traffic either.

It's has easy access to a lot of wonderful places without the traffic of let's say- LA.
