The market you are looking for should be one with strong population and job growth. 

If you have an awesome job and love living where you are, there is no shame in staying put! 

But since I am in the fire area of Altadena I will be very busy rebuilding houses for the next decade for me "day job".

When something goes wrong, you can find the best contractor for the job, who can make the repairs right away, and now your tenants are happy, and you have minimized the time you would have spent speaking to your tenants about the delay or fighting a warranty company.

I like markets with diverse job drivers, and it is always helpful to have major corporations locally. 

We do live an hour away from these properties and have W2 jobs.

As a student without W2 income, you may need to show alternative income sources like savings, freelance work, or a job offer.

Throughout the year I come across situations where people need to sell there home due to a variety or reasons, job loss, income loss, health, divorce, etc.

I've seen plumbers and builders stop hiring because all the "young" people start the job and then don't put in any effort or stop showing up.Figure out what you want to make hourly, then start telling everyone and their brother that you need work, how many hours you are available, etc.
