I don't trust them and it so much more reliable to take a few minutes and look at your real competition to set pricing. 

The houses would be looking at I'd imagine would be about 7 to 800 k taxes would be about 4K hire a year.

Due to circumstances at the time I was able to put 0% down without PMI.
