I was curious if anyone has recommendations for investor groups or networking clubs that can help me invest out-of-state.

If you are looking for ways to find people to network with, I would suggest joining a real estate investment club such as Lifestyle's Unlimited, they have over 55,000 members. 

They even started El Paso's only REI club because there wasn't one existing.

You’ll find investors from Toronto, Vancouver, and other major Canadian cities who share their experiences about market conditions and regulations in Canada.For formal groups or chapters, outside of BP, the Canadian Real Estate Association (CREA) and local investment clubs are great places to connect with more like-minded investors.

You can also check meetup.com or search Facebook for real estate investment groups, clubs, or meetings in your area.Ask questions in the appropriate forum.

I often wonder why folks fall for the hey pay me 10k up front to join my club I will fund your deals when in fact they just refer to a HML to fund them and we will split profit 50 /50.. my profit splits are no where near that  80/20  70/30  bigger side going to the capital partner I want them to grow and continue I dont want them wishing they never should have spent 10k or more on some program..

Chris just think about the U tube guru's who say they fund like I do but you have to pay them 10 to 15k up front to be in the club..
