I have seen ads on craigslist for RTO but the images look getto and suspicious. 

It may look more suspicious if you got audited but as long as it is all above board there's no issue doing that. 

Its very suspicious the price is dropping so fast.

You may be able to acquire on at your local REIA meeting, I would be very suspicious of anything you find online. 

The cash up front person is an automatic red flag-that is just too suspicious.

My takeaway was that if it seems too easy, the payback is too quick, a person rockstars from nothing to a major player in no time, yeah, you oughtta be suspicious.

Either way, op-ex is low, suspiciously low.
