In more rural areas, it's possible that rentals are marketed differently than in the city. ie, maybe people put ads in the newspaper, put up paper plate ads on the local supermarket bulletin board with tear off phone numbers, etc.

Advertising properties under contract, unless licensed, is ILLEGAL in FL.475.42 and 475.43 (in case nobody has ever looked at my posts) LOLIf not licensed, the only way to LEGALLY "wholesale" is to own it...and then call yourself anything you want "wholesaler" "flipper" "super marketeer"...whatever

There is a lot of open land compared to Bergen, too, so you get more property, a lot of the towns have hiking trails and lakes, so it's a more rural feel (by no means rural... they have stores and supermarkets everywhere, but just relatively) and slower pace, so a spec house actually may do well up there if you can find the right property.

That 12 months would not be a whole lot of time to also support market appreciation in any significant amount so that the refi LTV was still within the 75%-80% range for the lender.I have a strong inclination that such situations are very few and far between and would likely rely on a few years of super market appreciation like we have had in the recent past (and very little chance of that continuing for any future plays of this nature).
