You have lots of options in the Southeast and Texas. 

The truth is that if you find the right deal, you can make pretty much any market work but if you are looking for consistent deal success that narrows your options down.Some investors look for simple signs like the "Chick-Fil-A" test.

Overall my experience with Addison and the LoanGuys team was easygoing and superb.

An out of state turnkey option would be easy to do in parallel with this since a true turnkey option should not take much, if any effort other than selecting the right team in a market that can help you reach your goals. 

If you’re hesitant about listing on the MLS due to the slow market and concerns with a traditional realtor, consider off-market options like investor networks, Facebook groups, or BiggerPockets forums where buyers specifically look for properties with income potential. 

There are many options, but I like TransUnion SmartMove the best.

For example, if you're looking for scalability and strong cash flow, multi family investing in areas with a solid price to rent ratio could be a great option.

I did manage to get the flip rented out on a lease option.

I’m still in the option period, so if the numbers still don’t work, I’ll move on.  

I'm assuming if this was an option everyone would already be doing it but I am just curious from a professional to understand why this isn't an option.I received a question from a friend that was somewhat similar to mine above which got me thinking.
