It seems investing in TN where we are now, and being able to work on the properties ourselves makes more sense.  

Since you already have an offer, it’s not really about whether the property will sit for six months, it’s about whether keeping it makes financial sense.

I'm still 6 months to a year out but want to start analyzing properties, so I have a good sense of my numbers when I go to buy.

It would be a good idea to assess your tolerance to risk and then plan something like that, but using a heloc is going to be around 9-11% in this market so to pay something off with lower interest rate to borrow more might not make much sense.
