I stay away from them these days and just wholesale.

I was willing to work with him as I have worked with others in the pass who lost their jobs and struggled with rent but they were always forth coming, clean, and came to me to work with me to stay.

AE zoning may possibly reduce your buyer pool, but if comps show strong demand and the house stayed dry and didn't flood during Hurricane Milton, that’s a good sign.

As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation.
