I am in Chicago - downtownIn regards to the self employed (young man 29) he sent me everything via email - SSN, drivers license, EIN IRS document ( i could only validate the name & registration), he also send me screenshots of his bank account , inspite of my telling him not to.

@ Daniel m@Daniel M.it’s easy to qualify for a Solo401k .if you have large amounts of IRA or old 401ks to transfer to aSolo401k it would make sense to open a Solo401k vs an IRA for RE investing.Start self employment as an Uber driver on a very limited basis.

The tenants love her, she stays on top of maintenance, has implemented upgrades to improve the property and drive rent increases (much to my dismay, LOL), organizes fun themed events with catered food for tenants, manages evictions and oversees the building's Section 8 program.

It's not unusual to see 3/1 and 4/1 Section 8 properties but that single bathroom would not do well as an MTR.Overall, I'd say location and the shape of the property is going to be your key driver and the factors that will make or break you in the MTR space so very carefully evaluate both before you make your decision.
