I'm a pretty dedicated Craigslist checker, which mainly consists of sifting through the same ad for a BRAND NEW (mobile) HOME for $89,900.

Sure, you can find skip traces out there that are 4 cents per record but you end up getting bad data or 9+ numbers that you have to sift through to determine if they're the right person or not; often times the phone number/contact will be information that was correct years ago.

And when you manually sift through the rental data you can screen out the slop which invests time to achieve maximum accuracy.To evaluate for a single property address what I would do is go to realtor.com (which directly sources from the MLS), hit the rent tab, put the county of the property you're evaluating, and go to map view for a zillow-like view of what rentals are actually listed at what rent price. 

Definitely sift through some of these posts for contractor recommendations.

started searching minutes after I posted, found some cool stuff but always looking for a direct hit rather than sifting through countless posts.

@Dennis L.There are a lot of syndicators to sift through, I always recommend you get referrals from your network and then call and talk to different operators so you can find someone who you are comfortable with and meets your needs. 

From sifting through it, it looks like you are asking about the 4-plex as your primary concern, yes?
